Many of those families are buying resale homes in a place whose roots go back more than two centuries: settlement began around 1810, and a post office and school followed in 1819.

The median year built is 1991 in the same ACS data, older than nearby Meridianville (2007) or Harvest (2003).
Most occupied homes are owned by the people living in them, so repairs and moisture control fall to the homeowner.
In a home that is 30-plus years old, roofing, AC equipment and plumbing have had time to wear, and small leaks can go unnoticed. Those are the usual sources behind attic mold, stained ceilings and musty closets. Humid summers add to it: Huntsville-area dew points average about 66–70 °F in June through August.
Buying here? Alabama generally applies caveat emptor to used homes, and there is no state mold disclosure law, though a seller who is asked directly has a duty to disclose known defects responsive to that question. A moisture-focused mold inspection gives you facts before closing. Our guide to buying or selling a home with mold in Alabama covers more. This is general information, not legal advice.
On April 3, 1974, two major tornadoes followed nearly the same path through Tanner, Harvest and Hazel Green, the second touching down about 30 minutes after the first. Both are rated F5. The National Weather Service counts 55 deaths, 408 injuries and over 1,100 buildings destroyed or heavily damaged. Until 2011, that outbreak held the last F5 in the NWS Huntsville area.
The April 27, 2011 outbreak brought six tornado hits to Madison County, and many Tennessee Valley residents went 5–7 days without electricity. Without power, homes lose air conditioning and sump pumps, and wet materials stay wet. If storm water gets in, water and storm damage mold cleanup is time-sensitive.

It can be worth it on a resale home, especially one with a crawl space, an older roof or past water damage. Focus on moisture, not lab results: ADPH states, “Testing for molds is not recommended,” and EPA says sampling is usually unnecessary when mold is visible. Typical national inspection ranges are $450–$800, an estimate rather than a quote.
Alabama has no mold disclosure statute and generally applies caveat emptor to used homes, with narrow exceptions. One is that if a buyer asks directly, the seller has a duty to disclose known defects responsive to that question. So ask in writing, and get an inspection. Stop the water if it is safe to do so, then dry everything you can. EPA says to dry water-damaged areas and items within 24–48 hours to prevent mold growth. ADPH adds that wet materials that cannot be thoroughly cleaned and dried should be discarded. Take photos for your records before anything is removed.
Alabama has no mold license. ADPH says there is no state certification for mold testing or remediation contractors. ADPH suggests looking for IICRC-certified firms; ask any company for its training and certifications, insurance, and an HBLB license number for rebuild work over $10,000.
