Limestone County's growing seat

Census Bureau Vintage 2025 estimates put Athens at 34,209 residents on July 1, 2025, up 34.6% from the 2020 estimates base, the fastest growth of any large place in our service area. Limestone County as a whole grew 18.7% over the same period, to 122,928.

The city itself is old. The Encyclopedia of Alabama records that Athens was founded in 1818, incorporated that November, and has been the Limestone County seat since March 1819. Athens State University, which grew from an 1822 female academy, is the longest-operating college in Alabama. In 1934 Athens became the first Alabama city to receive TVA power, and TVA's first nuclear plant, Browns Ferry, came online nearby in December 1973.

That mix shows up in the housing. The American Community Survey (2020–2024) gives Athens a median year built of 1989 and an owner-occupancy rate of about 64%, so more than a third of homes are rentals.

When the power goes out for a week

Limestone County knows severe weather. On April 3, 1974, two tornadoes followed nearly the same path through Tanner and into Madison County, killing 55 people combined, according to the National Weather Service. On April 27, 2011, NWS Huntsville counted seven tornado hits in Limestone County.

That 2011 outbreak also severed lines from the Browns Ferry plant, and many Tennessee Valley residents went 5–7 days without electricity. A week without air conditioning, dehumidifiers or sump pumps in late spring can leave a house damp well after the storm passes. That link to mold is our inference, not an NWS finding, but EPA's guidance is clear: dry water-damaged areas and items within 24–48 hours.

After a storm in Athens: a short checklist

  1. Stop the water

Tarp roof damage and shut off broken supply lines if it is safe to do so.

  2. Remove what can't be dried

ADPH says wet materials that cannot be thoroughly cleaned and dried should be discarded.

  3. Get quotes for larger areas

EPA says homeowners can usually handle mold under about 10 square feet. For more, compare written quotes. Our storm and water damage mold page covers the rest.

For hidden moisture after a storm, a mold inspection focused on finding the water source is often more useful than lab sampling. If your home sits over a crawl space, see crawl space mold and encapsulation.

Athens mold FAQ

Do I need a mold test for my Athens home?

Often not. EPA says that in most cases, if visible mold growth is present, sampling is unnecessary, and ADPH states that testing for molds is not recommended because results can be unreliable. An inspection that finds the moisture source is usually more useful. Typical inspections run $450–$800 nationally (Fixr, 2025), an estimate rather than a quote.

Is mold remediation licensed in Limestone County?

Alabama has no mold license. ADPH says there is no state accreditation or certification for mold testing or remediation contractors. ADPH suggests looking for IICRC-certified firms; ask any company for its training and certifications, insurance, and an HBLB license number for rebuild work over $10,000. This is general information, not legal advice.

I'm buying a home in Athens. Does the seller have to disclose mold?

Alabama has no mold disclosure law and generally follows caveat emptor, or buyer beware, for used homes, with narrow exceptions. If you ask the seller directly about mold, they generally must answer known defects truthfully. Many buyers ask in writing and arrange their own inspection. This is general information, not legal advice.

What does mold removal cost in Athens?

We don't have Athens-specific pricing. Typical national ranges are $1,200–$3,750 for a common job (This Old House, 2026), $10–$30 per square foot, and $500–$2,000 for crawl space mold remediation. These are estimates, not quotes. Free quotes from local companies will reflect your home's actual size and moisture problem.
